CHOOSE YOUR INSPECTION
Ron Morrison offers two types
of Inspections: the Benchmark and Standard
Inspection.
Both inspections satisfy
the Louisiana State Board of Home Inspectors
requirements. The Benchmark Inspection is a very detailed document in regard
to text, photos, safety and maintenance protocols, and suggestions. It is
basically a "house manual" specific to the subject property. It is as invasive
as possible without compromising the seller's property or endangering myself.
The Benchmark Inspection takes 3-4 hours on-site for a typical 2000 square
feet of living area house. Perhaps the most important difference between the
Benchmark Inspection and the Standard Inspection is that it establishes the
condition of the property in detail at the time of the inspection. Some things
may not be important to you, but may be important to the person you sell to
in the future.
The Standard Inspection covers major issues (things broken or significantly
deficient). There is limited disassembly. This report is very much like the
other inspection reports in the Baton Rouge market. The Standard Inspection
is $125.00 - $200.00 less than the Benchmark.
The following inspection is an actual inspection done to the Benchmark standards
and duplicated as a Standard Inspection:
