§    Complete home inspections average between 2-4 hours on site for a typical 1,500 - 2,000 square foot house. May incorporate the use of a helper that only     disassembles and reassembles components inspected with comprimising the quality of the inspection.
§   Ron Morrison schedules only 2 inspections per day to insure quality customer service
§   Printed Inspection Reports are generally 40+ pages in length

Description of Inspection

Roof

General condition, application, related flashing systems, chimneys

Exterior

Condition of exterior cladding systems, checks in high risk areas with non-intrusive moisture meter, finish floor/water entry issues, telegraphing of structural issues to exterior cladding and trim

Structure

All visible structure components and concealed evidence as it manifests itself and other visible building products

Plumbing

Interior/exterior fixtures for condition and function, visible supply and drain pipes, putting as much outflow on the exit drain as possible

Electrical

All electrical panel boxes, condition of breakers to wire size compatibility and number and types of circuits, all accessible outlets for correct wiring, dangerous electrical splices

Heating and Air

Condition of heat exchanger, electric systems in the power supply, affix Freon gauges, take amperage and temperature readings of outside units, visually and electronically check conditions of coils and components

Interior

Operation of all accessible windows and doors, general condition of flooring, walls, ceilings, and fixtures

Appliances

Run each appliance through cycle, check thermostat set points, visually inspect condition

Grounds

Check issues relating to structure

Description of Inspection

Complete Mechanical Inspection

This is an inspection done to the same guidelines as the complete home inspection, excluding the roof, exterior, interior, and ground portions

Condo Inspection

Includes all complete home inspection issues except roof, exterior, and grounds

Warranty Inspection

Done to the inspection certifications of the warranty companies; less intrusive in detail, basically addressing the main components of the major systems; this inspection does not include disassembly of components, inspection of the items not included in the warranty company coverage parameters and safety issues
